Frequently asked questions

Answers to the most common questions about international real estate investing with Arzouni Properties.

Investing in Dubai

Will I be the full owner of my property?

Yes. I only work in freehold zones, where you own both the building and the land with no time limit — a status equivalent to ownership in France.

How is my property registered with the DLD?

Every property transaction in Dubai is registered with the Dubai Land Department (DLD), the land authority that issues the title deed. This official registration is the legal proof of your ownership and, if you meet the requirements, allows you to obtain an investment-linked residence visa.

Are my funds guaranteed and secure? (Escrow account)

For off-plan purchases, UAE law requires developers to deposit buyers' funds into an escrow account dedicated to the project and supervised by the DLD. These funds can only be released to the developer as construction actually progresses, which protects your investment against any misuse of payments.

How can I buy remotely?

The Emirati system is designed to allow remote purchases, whether off-plan from a developer or on the secondary market. Signing can be done electronically, and legal registration with the DLD is possible without your physical presence. I arrange virtual or in-person visits according to your availability.

Can a foreign company invest in Dubai real estate?

No, foreign companies cannot directly hold property in the UAE. Only companies registered locally in the United Arab Emirates may become owners. I can help you set up a local company if this structure suits your project.

What costs should I expect on top of the purchase price?

The registration fee amounts to 4% of the property value. A 2% agency fee applies only on the secondary market — there is no agency fee on projects sold off-plan.

Which payment methods are accepted?

Developers accept the usual payment methods for an off-plan purchase: bank transfer, bank card and cheque issued by a bank.

Can I obtain a residence visa if I invest in real estate?

Yes, two main options exist depending on the amount invested: the 2-year investor visa — no minimum value threshold for a sole owner (the former AED 750,000 floor has been removed); for joint ownership, each co-owner must hold a share of at least AED 400,000. The property must be completed and registered with a title deed issued by the DLD. The visa is renewable as long as you keep the property, provided you visit the UAE at least once every 6 months. The 10-year Golden Visa — a total investment of at least AED 2 million. It offers long-term residence and makes family sponsorship easier.

Financing and payment

Can I pay in instalments?

Many off-plan projects offer staged payment plans during construction, sometimes with a share paid after handover (post-handover). Details are shown on each project page.

What is a payment plan?

It is a facility offered by developers that lets you pay the price of the property in several instalments over a period set in advance, without having to provide proof of income. Most payment plans carry no bank interest.

Can I finance my purchase with a loan?

Yes. Financing is available up to 50% of the property value for non-residents, and up to 80% for residents. I can point you to financing partners suited to your situation.

What happens if I can no longer pay the instalments of my payment plan?

The priority is to contact me at the first signs of difficulty: I look at the options available with the developer before the situation gets worse. There is no universal solution in case of late payment — the answer depends on the developer and the project.

Can I resell my property while it is still under construction?

Yes. Once the NOC (No Objection Certificate) has been obtained — generally issued after about 30% of the property value has been paid — resale is possible. The exact conditions vary by developer and project; I check them with you before any commitment.

My support

Are your services chargeable to the buyer?

No. My support is free for the buyer on new projects: my fee is paid by the developer, at no extra cost compared with buying directly.

Do you manage the letting of my property after the purchase?

Yes, I offer a property management service — see my Property management page for details.

How does follow-up work after signing?

A dedicated advisor remains your point of contact until the keys are handed over, and beyond if you opt for property management or a future resale.
