Abu Dhabi: Yas Island and Al Reem Island drive real estate growth

Léonard Arzouni · 24 September 2026
Long overshadowed by Dubai, the UAE capital has shown its own real estate momentum for several quarters, driven in particular by two areas: Yas Island and Al Reem Island.
Abu Dhabi's residential market recorded one of its best quarters ever at the start of 2026, with transaction volume up sharply year on year. Off-plan now accounts for the large majority of sales, a pace comparable to Dubai's in the early days of that segment.
Yas Island illustrates this acceleration particularly well. Driven by the island's ongoing development as a leisure and entertainment hub — theme parks, sports facilities, future cultural projects — the area has seen prices rise significantly year on year, for both apartments and villas. The announcement of a future Disneyland park in Abu Dhabi has also changed buying behaviour on the island, with growing interest in studios and one-bedroom apartments, better suited to investors focused on short- and medium-term rentals.
Al Reem Island is on an equally strong trajectory. Part of the capital's financial free zone, the island attracts diversified investment demand in the mid-to-upper segment, with apartment price growth close behind Yas Island's. It also accounts for a significant share of residential transactions recorded across the emirate.
This momentum comes with sustained construction activity: several thousand new homes are announced across the emirate to absorb ever-growing demand, particularly from foreign investors drawn to the capital's institutional stability and infrastructure quality.
For an investor looking to diversify their UAE exposure beyond Dubai, Abu Dhabi — and these two islands in particular — deserves close attention. I closely follow new launches in these areas and can help you identify the most relevant opportunities.
