Metro and Etihad Rail expansion: Dubai districts to watch

Léonard Arzouni · 24 September 2026
Three major rail infrastructure projects are currently underway in Dubai and across the UAE, with potential for a significant impact on the value of several districts still considered affordable. The metro's Blue Line, due to open in 2029, is set to serve International City, Warsan, Dubai Silicon Oasis, Academic City, Dubai Creek Harbour, Mirdif and Al Warqa. The Gold Line, still at the planning stage, would target Jumeirah Village Circle (JVC), Meydan, Mohammed Bin Rashid City, Nad Al Sheba, Al Barsha South and Jumeirah Golf Estates in particular. On a broader scale, Etihad Rail is set to strengthen inter-emirate connectivity, with expected benefits for Dubai South, Jebel Ali and Dubai Investments Park.
Experience from other mature markets shows that a metro station in the immediate vicinity generally generates a valuation premium of between 5% and 25% compared with similar, more distant properties — a gap that shows up first in rents, before gradually feeding through to sale prices as the line gets closer to launch. Several areas are today identified as trading below their future potential in light of this announced connectivity: International City, Dubai Silicon Oasis, Al Warqa, Mirdif, Dubai South, as well as certain parts of JVC and Meydan.
One point of caution deserves to be highlighted, however: transport infrastructure only produces a lasting valuation effect if it comes with coherent development of residential supply, shops and local amenities. A well-connected district that lacks vibrancy outside peak hours does not necessarily capture the full theoretical premium associated with its connectivity.
For an investor thinking on a five- to ten-year horizon, these areas being opened up deserve close attention: the gap between the current price level and the connectivity potential to come is precisely the kind of opportunity a long-term investment strategy seeks to identify early. I track the progress of these infrastructure projects to guide my clients towards the best-positioned districts.
