Property management
Choosing a property manager in Dubai

Léonard Arzouni · 24 September 2026
For an owner who does not live in Dubai, the property manager is a central player: they let the property, collect rent, handle maintenance and represent the owner on the ground.
What a manager can handle
- Letting: photos, listing, viewings, tenant selection.
- Drafting and registering the lease in the Ejari system.
- Rent collection and tracking unpaid amounts.
- Routine maintenance, repairs and the relationship with the building.
- Move-in and move-out inspection reports.
- Lease renewal and managing rent increases within the legal framework.
How managers are paid
They are generally paid a percentage of the rent collected, sometimes supplemented by letting fees or a charge on maintenance works. This cost should be factored into net yield. Read carefully what is included and what is billed separately.
Questions to ask
- How many properties do you manage, and since when?
- What is your average time to let a property comparable to mine?
- How do you keep me informed: reporting frequency, access to an online portal?
- What fees are added for maintenance works or a change of tenant?
- How do you handle unpaid rent?
- Do you hold the required licences and permits?
Signs of trustworthiness
An established company, verifiable references, clear reporting and transparent billing are good indicators. Be wary of promises of guaranteed yield or unrealistic timelines.
Long-term or short-term rental
Managing a short-term rental requires specific organisation (permit, guest check-in, cleaning). Choose a manager who is experienced in this operating model if that is the option chosen.
A long-term partner
The right manager is the one who protects the property and the relationship with tenants — not simply the one with the lowest fees.
