Ejari: registering a tenancy contract in Dubai

Léonard Arzouni · 24 September 2026
Any owner who rents out a property in Dubai must register the tenancy contract in the "Ejari" system. This formality protects both the landlord and the tenant.
What Ejari is for
Registration gives the lease official standing. It is required to connect electricity and water, to obtain certain housing-related visas, and to assert one's rights before the administration or the specialised tribunal in case of a dispute. Without registration, a lease is fragile.
How it works
The lease is drawn up between landlord and tenant, then registered online or at an approved centre. The documents usually required include the title deed, ID for the landlord and tenant, the signed contract and, for companies, registration documents. Registration fees apply.
Rules on rent
The initial rent is set freely, within market limits. At renewal, any increase is governed by a rent index published by the authorities: a landlord cannot apply just any increase. Written notice is required before the end of the lease to propose a new rent, within a timeframe set by law.
Rights and obligations
The landlord must hand over a property in good condition and maintain the structure. The tenant pays the rent, maintains the property and follows building rules. Grounds for termination and notice periods are set by law: they need to be known before signing.
Common mistakes
- Renting without registering the lease.
- Changing the rent without following the procedure.
- Ignoring the building's rules on subletting.
- Neglecting the move-in and move-out inspection reports.
Delegating management
A local manager can handle registration, rent collection, inspection reports and tracking renewals, which limits the risk of errors and disputes.
