Studio, one- or two-bedroom: which property fits which goal?

Léonard Arzouni · 24 September 2026
In Dubai, a property's size is not just a matter of comfort: it determines the yield, the tenant profile and how easily it will resell.
The studio
This is the lowest entry ticket. It attracts singles, young professionals and short-stay tenants. Yield per square metre is often higher, but tenant turnover can be faster and charges weigh more heavily as a share of rent. The resale market is active, with many investor buyers.
The one-bedroom apartment
This is the most liquid format: it suits couples and working professionals and re-lets easily. The good balance between budget, rent and demand often makes it the default choice for investors.
The two-bedroom apartment
It attracts families, flatmates and more stable tenants, with longer rental periods. The entry ticket is higher and the gross yield more modest, but occupancy stability can compensate.
Larger properties
Three bedrooms and above appeal to families and buyers focused on lifestyle. The market is narrower, demand more selective, and value depends heavily on the district and building quality.
How to choose
- Yield objective: favour studios and one-bedrooms, in well-located buildings.
- Stability objective: aim for two-bedrooms in family-oriented districts.
- Wealth-building objective: target larger units in the most sought-after addresses.
Criteria that matter as much as size
Location, building quality, service charges, view and floor level influence rent as much as the number of bedrooms does. An excellent studio can outperform a mediocre two-bedroom.
