Where to invest
Dubai South and Expo City: investing in a developing area

Léonard Arzouni · 24 September 2026
Dubai South is a vast master-planned area to the south of the city, around Al Maktoum International Airport. It includes residential, logistics and business zones, as well as the site that hosted the 2020 World Expo, now converted into a district.
The logic behind the area
The authorities designed this zone as a new development hub for the city. The idea: an area connected to a major airport, employment zones and transport, with land cheaper than in the centre. Development is carried out in phases over long periods.
The advantages
- Entry prices generally lower than in central districts.
- A master plan with residential zones, shops and business activity.
- Potential for value appreciation if the airport and employment zones develop as planned.
- Flexible payment plans offered by developers active in the area.
The risks
The timeline is uncertain and depends on public decisions and market pace. The distance from the centre is real, and rental demand can be limited as long as services and jobs are not in place. The area also requires accounting for competition from the many projects launched in parallel.
How to approach this type of investment
- Consider a long-term investment, with a horizon of several years.
- Check the actual progress of infrastructure and transport.
- Favour developers with a track record of delivery.
- Do not commit your entire budget to it: pair this type of bet with an asset in an established district.
What to look at on site
Visiting the area lets you gauge distances, the state of construction sites and the life of the district — something no brochure shows.
A bet, not a certainty
New development hubs have real potential, but their trajectory depends on factors an investor does not control. Prudence means adjusting exposure accordingly.
