Palm Jumeirah: what to know before buying on the iconic island

Léonard Arzouni · 24 September 2026
Palm Jumeirah is one of Dubai's most recognisable addresses. This artificial, palm-shaped island is home to villas, beachfront residences, hotels and well-known restaurants.
What drives the value of the location
Scarcity is the first argument: the island is complete and cannot expand. Properties with direct beach access or sea views are particularly sought-after. The address's international profile supports demand, both for purchase and for rental.
Types of properties
- Villas on the "fronds" (the palm's branches), with or without private beach access.
- Apartments in buildings on the trunk and the crescent, often with high-end amenities.
- Branded residences associated with hotels, with services included.
What to examine
Price levels are high, and the service charges of high-standard buildings weigh on net yield. The condition of the villa or building, the quality of the view, orientation and proximity to access roads make a large difference to value. Older properties may require significant renovation work.
The investor profile
Palm Jumeirah is aimed primarily at a wealth-oriented investor, sensitive to the scarcity of the location and its lifestyle value. Rental yield here is generally lower than in more affordable districts, while long-term value appreciation can be attractive, without any guarantee.
The ultra-luxury market
The island is also the setting for very high-value transactions, particularly on exceptional villas. This segment is specific: buyers are few, negotiations are discreet and liquidity varies with market cycles.
How to choose
Visiting several properties, comparing prices actually agreed rather than just asking prices, having the technical condition checked, and calculating net yield are the basics of a sound decision.
