Seasonal rentals in Dubai: what to expect for summer 2026

Léonard Arzouni · 24 September 2026
Dubai's rental market experiences marked seasonality every year, with a characteristic slowdown over the summer months. Summer 2026 is not expected to be an exception, with rental vacancy expected to rise compared to the rest of the year.
This phenomenon is explained by several factors that combine each year between July and September: the intense heat, which reduces residential mobility, a general slowdown in economic activity and hiring, and the temporary departure of part of the expatriate population for the summer. Industry professionals expect an average rental vacancy rate close to 12% for 2026 as a whole, with a marked peak over this period.
For a landlord, this seasonality is not necessarily bad news if it is anticipated. Several levers can limit its impact: adjusting the listing calendar to avoid starting a tenant search in the middle of summer, considering leases that start rather at the end of summer or in autumn, or, for suitable properties, temporarily switching to short-term rental during quiet periods of the classic residential market.
This seasonality should be distinguished from the underlying trend of the rental market, which remains broadly supportive in Dubai over the medium term, particularly for high-standard properties in the most sought-after districts, where supply keeps shrinking against growing international demand.
For investors considering buying a property intended for rental, factoring this seasonality into the projected rental yield calculation is essential — an advertised gross yield does not always account for vacancy periods. I support my clients with this analysis, project by project, to build realistic yield assumptions suited to each type of property.
