Ultra-luxury: new sales records at Palm Jumeirah and near Burj Khalifa

Léonard Arzouni · 24 September 2026
Dubai's ultra-luxury segment has just recorded one of its highest transactions of the year: a fully completed six-bedroom villa sold for AED 260 million within the Ayumi project on Palm Jumeirah. With a floor area of around 2,467 sqm, the price works out at close to AED 9,800 per square foot — a level that illustrates the premium placed on the rarest properties on the archipelago. A second villa in the same project was, the same week, the subject of a AED 130 million mortgage, a sign that interest in this development is not limited to a single transaction.
This sale is part of a particularly active sequence for Dubai's very top end. A few days earlier, a property in the Burj Khalifa area sold for AED 725 million, while a comparable property in the same area was the subject of a AED 471.3 million mortgage — the two properties together totalling around 379,000 square feet. On Tuesday 1 September alone, the Dubai market recorded AED 1.2 billion in real estate transactions across 339 sales, a volume that reflects the depth of the market well beyond just exceptional deals.
This momentum in the ultra-luxury segment is not new, but its consistency deserves to be highlighted: week after week, Dubai continues to attract buyers ready to invest nine-figure amounts on iconic addresses — Palm Jumeirah and the towers around Burj Khalifa leading the way. For investors following this segment, these transactions are a valuable indicator: they confirm that international demand for exceptional properties remains intact, in a market where supply at this level stays structurally limited.
I also support a clientele in this very high-end segment, whether for the acquisition of an exceptional residence or to assess the resale potential of a property already held on these most sought-after addresses in the city.
